Pennsylvania Housing Market Shows Strong Growth as Spring Arrives

· Pitts Properties

Housing sales surge with more inventory and higher prices

As spring takes hold in Pennsylvania, the housing market is seeing a notable rebound. According to the latest data from the Pennsylvania Association of Realtors (PAR), March saw a significant increase in home sales, a sign that the state’s real estate market is gaining momentum.

Strong sales growth in March

In March 2025, Pennsylvania home sales rose 21% compared to February. Homes sold in March totaled 8,230, up from 6,751 in February. That jump reflects the usual seasonal boost in activity, as buyers look to make their move before summer.

Home prices on the rise

The surge in sales came with higher prices. The median home sale price in Pennsylvania rose 2% in March to $285,000, up from $279,000 in February. Compared to the same period last year, that’s a 5% increase, which points to continued demand despite shifting market conditions.

More inventory to choose from

On top of rising prices and strong sales, Pennsylvania also saw an almost 10% increase in homes for sale. Total listings in March reached 32,761, giving buyers more options. The growth in listings is another sign that spring is bringing fresh opportunities for both buyers and sellers.

Spring brings renewed energy to the market

Bill Lublin, president of PAR and a broker with offices in the Philadelphia area, shared his view of the seasonal trend:

“We traditionally see the real estate market reflect renewed energy in the spring. Sellers often list their properties when the weather is warm and the landscape is in full bloom, presenting homes at their best. Meanwhile, many buyers are eager to find a home before the school year or other important milestones, making spring an ideal time for making a move.”

What this means for buyers and sellers

For buyers, current conditions are a chance to find a property before prices climb further. For sellers, an active spring market means more motivated buyers.
