Housing Sales Surge with Increased Inventory and Home Prices
As spring takes hold in Pennsylvania, the housing market is seeing a notable rebound. According to the latest data from the Pennsylvania Association of Realtors (PAR), March experienced a significant increase in home sales, indicating that the state’s real estate market is gaining momentum.
Strong Sales Growth in March
In March 2025, Pennsylvania saw a remarkable 21% increase in home sales compared to February. The total number of homes sold in March reached 8,230, up from 6,751 in February. This surge in sales reflects the season’s typical boost in market activity, as homebuyers look to make their move before the summer.
Home Prices on the Rise
The surge in sales was accompanied by a rise in home prices. The median home sales price in Pennsylvania increased by 2% in March, reaching $285,000, up from $279,000 in February. Compared to the same period last year, this represents a 5% increase in home prices, highlighting continued demand despite fluctuating market conditions.
More Inventory to Choose From
In addition to rising prices and strong sales, Pennsylvania also saw an almost 10% increase in available homes for sale. The total number of properties listed in March was 32,761, reflecting a growing inventory that is providing homebuyers with more options. This increase in listings is another sign that the spring season is bringing fresh opportunities for both buyers and sellers.
Spring Brings Renewed Energy to the Market
Bill Lublin, president of PAR and a broker with offices in the Philadelphia area, shared insights into the seasonal trends. “We traditionally see the real estate market reflect renewed energy in the spring,” he said. “Sellers often list their properties when the weather is warm and the landscape is in full bloom, presenting homes at their best. Meanwhile, many buyers are eager to find a home before the school year or other important milestones, making spring an ideal time for making a move.”
